Sounds like you need a small-business accounting program, not to be confused with personal-accounting apps, such as Microsoft Money and Intuit Quicken.

Each of these four veteran programs has fairly comparable features, but novices should note that not all of the apps are equally easy to use. For example, QuickBooks has 75 templates tailored for specific businesses, including one for real estate; Simply Accounting offers fewer templates overall.
